 Pet friendly landlords
Your property can achieve higher rental income and have less vacant periods by renting your property to tenants with pets.
I own a couple of rental apartments  and personally I always like
to rent my apartments out to tenants with pets Why? Because it helps me avoid the drea
ded void period!!

The worst thing for landlord is a vacant property. It not only means you lose the income but will also cost you money on agencies fees,  cleans, check in reports, deposit fees. Not to mention the hassle and problems if you have to deal with deposit deductions.
Tenants with pets generally stay longer and look after the property as they feel like the rental property is actually a home rather than a place to stay for 6 -12 months.
Many tenants find it very hard to find pet friendly properties when they are renting with animals, so when they do their is a much higher chance that those tenants will settle down and not move again.
Whenever I bring an offer to a landlord from a tenant with pets the initial concern is cleanliness and damage. I would always advise getting a larger deposit around 8 weeks, a strict pet clause written into the agreement and a good inventory. We also make sure the tenants has a full professionally clean at the end of the tenancy with a carpet clean and a curtains clean. We also offer our landlords a bi annual inspection with full report, to ensure the property is kept in good order.
If the tenant has a dog, you can also ask to meet the animal and ask for references from previous landlords.
At Austin Homes we like to advertise the properties that are pet friendly with our paw of approval to identify that the landlord is pet friendly. These properties are always the first to let and achieve higher rental figures than comparable properties.
Please check the terms of your lease / share of freehold to make sure pets are allowed in the building.
If you are looking for a comprehensive landlord cover, Endsliegh Insurance offers a good landlord’s policy which also covers pets.
