There has been a lot of talk about 5G recently as it is rolled out across the UK’s largest cities, but what is it, and what are the implications for residential real estate?

5G is the fifth generation of mobile network; super fast, huge capacity and with a low lag. Simply put, we will be able to get data much faster- 5G is 10x to 100x faster than what you currently get with 4G.

Beyond this speed improvement, 5G addresses the evolution beyond mobile internet, with an Internet of Things (IoT) eco system, whereby networks can serve communication needs for billions of connected devices. For consumers, this means not just faster mobile internet, but internet connectivity in many more objects than we see today. The take-up rate for 5G is expected to be slower, as adoption of previous generation networks (3G, 4G) were driven by mobile internet usage, whereas 5G is expected to be mainly driven by new IoT usages, such as self driving cars, and revolutions in the home.

The implications for residential property are huge. The Internet of Things (IoT) will typically see more installations of automatic lights, electronic door locks and 24 hour surveillance cameras. 5G requires 90% less energy, which will greatly enhance the battery life of remote devices. 5G brings with it the chance to automate personal energy use, which will have a profound effect on energy saving. Additionally, 5G will make it far easier to transmit high definition video; infact high- def videos will be approximately four times clearer than they are today.

Roofs can be connected, and automatically report when there is damage. Refrigerators will have sensors to remind you when you’re running low on items, or even reorder them for you. With this in mind, it is reasonable to expect that homes with connected fixtures, fittings appliances and building materials will be more desirable than those that are unconnected.

When it comes to building design, the balance of sustainability and connectivity will be an important topic for architects and developers to consider. Investment will be key here, as there may be distinct value implications for buildings that are 5G enabled, and those that are not.
