While deposits are held to protect Landlords in the event of unpaid rent or damage, most Tenants do get their full deposit back.
However, the biggest single factor is cleanliness. We believe the main reason Tenants don’t get their deposits back in full is because they leave the property in a messy or dirty state. With most properties being professionally cleaned at the start of a tenancy, it is expected that the same will be done on termination.
Additionally, where some Tenants perhaps don’t realise they have a duty is in maintenance. This is particularly important with gardens and making sure they are in the same state as when you moved in.

The general guideline is always that when you’re leaving a property you’ve been renting, leave it the way you found it. Don’t leave personal belongings and make sure it is clean and tidy for the next tenancy.
Flag any damaged items to your agent or landlord during the tenancy, so it doesn’t become a surprise once you have vacated.
Always take photos of the property at the start and end of your contract. Despite the initial outlay of time, it can provide valuable evidence against any dispute over deposit deductions.
