Located in the London borough of Hackney, Woodberry Down is a large scale regeneration covering 64 acres, including 15 acres of parkland and wetland, and 42 acres of open water. Once complete, Woodberry Down will feature over 5,500 new homes adjacent to these spectacular natural surroundings, which are all within a short distance of Central London and the City. The development features a large number of onsite amenities, including cafes and supermarkets, but added features have been included to help residents lead a healthy and sustainable life in the years to come.
Residential units have been designed in line with the Code for Sustainable Homes Level 4. In order to achieve this the homes are energy efficient, with reduced carbon emissions, which in turn reduces energy bills for residents. Homes feature efficient double glazing, high level thermal insulation, low energy lighting and A+ rated integrated appliances. Many of the apartment blocks also benefit from ‘living’ roofs, covered in a materials that allows plants to grow and encourages wildlife.
Energy and hot water is supplied to apartments through a communal heating network, and solar PV panels supply communal areas with a renewable source of energy. Taps are water efficient, and dual flush mechanisms are used in bathrooms- in addition to this rainwater harvesting systems have been incorporated into the drainage design to reduce the need for mains water to be used in irrigation across the development.
Woodberry Wetlands, no doubt the focal point for the development, covers 11 hectares of the site, and is a dedicated nature reserve, home to ducks and lizards with bats, moths and a wide variety of birds overhead, such as kestrels and sparrowhawks.
Woodberry Down is clearly committed to the natural environment, not only preserving it but enhancing it. With excellent community facilities, Woodberry Down has been recognised as a best practice example development in London, and internationally, winning many awards year on year.
